landlord's consent
The tenant under a lease can assign the lease to a new tenant (the assignee) who will then take the place of the tenant and will assume responsibility for paying the rent and performing all the tenant's obligations under the lease. The tenant's right to assign is subject to any restriction on his ability to do so under the lease. Normally the Landlord's prior consent is required.
