assured tenancy
a private-sector tenancy under which a dwelling house is let as a separate dwelling but which is not subject to the Rent Acts. A tenancy will be an assured tenancy if: (i) since its creation the landlord's interest has belonged to an 'approved body' (i.e. a body specified by the Secretary of State); (ii) construction work on the building first began after 8 August 1980; (iii) no part of the dwelling had been occupied as a residence (except under an assured tenancy) before the tenant first occupied it; (iv) the landlord had not, before granting the tenancy, given the tenant valid notice stating that it was to be a protected or housing association tenancy and not an assured tenancy.
